Home Selling Staging Tips – First Impression Is Key

When staging a home, we stress the importance of making a postive first impression. While the entryway or first room that a buyer sees upon entering is important, the most overlooked area is the exterior and doorway. Let us explain why this is so critical to your efforts in selling your home.

WILL YOUR EXTERIOR “WOW” A BUYER?

To begin, let’s assume that a buyer saw pictures of your home on line and couldn’t wait to see it in person. As a seller, this is the golden opportunity that you have been waiting for. You now have one chance to “wow” the buyer and get them to fall in love with your beautiful home.

Now, imagine this scenario; the buyer gets out of their car, and, along with their agent, walks to the front door. As it can take a minute or so for the agent to get the key out of the lock box, the buyers get some extended time to stand in front of the home and take it all in. Their eyes will focus on the walkway, landscaping, windows, exterior of the home, and often the front door as their agent will be fumbling for the key and opening up the home. This is the time when first impressions are really formed.

If the outside of the home looks great, then the buyers will continue to be excited to get iniside. They will enter with a positive attitude, hopeful that their home search is finally over. 

However, if the buyer notices some problems outside, the offer you were hoping for may never come.  If you have a front door with scratches and dents, or one where the key doesn’t work properly, this could mean trouble. In a buyer’s mind, if the front door looks poorly maintained and it is hard to unlock and operate, they will assume there are other problems with the home and will go out of their way to look for them. Chipped paint on the exterior of a home and unmanicured bushes and landscaping also scream neglect and send a very negative sign to the buyers.

The last thing a seller wants is for a potential buyer to have negative thoughts about their home BEFORE they even have a chance to walk inside. Fair or not, a buyer will form on opinion of a home prior to walking in.

When preparing your home to sell, getting the inside to shine is certainly important. However, once a live buyer pulls up to your home, the exterior is the initial focal point. Everyone knows what they say about first impressions…you only have one chance to make one, so make it a good one!

Solon Ohio – A Special Community

Solon has been ranked the #1 Suburb in the area by Cleveland Magazine for the last two years. Solon has four public elementary schools, Arthur Road Elementary, Dorothy Lewis Elementary, Parkside Elementary, and Roxbury Elementary, one middle school, Orchard Middle School, and one high school Solon High School.

When it comes to recreation, there is no shortage of things to do in Solon. The shining star of the community is the new state of the art Community Center featuring an indoor and outdoor pool, rock climbing wall, several exercise areas, and an entire schedule of aerobic and wellness classes. It also has banquet facilities available, suitable for birthday parties, small gatherings, weddings and Bar Mitvahs. There is also a babysitting room for busy parents looking for a workout.  Membership is inexpensive for residents and the ideal place to be for active families.

 

 

Another community gem is the Solon Center for the Arts( SCA ) (which  is located in the heart of Solon, next door to City Hall. Many local young actors and musicians get their start right here. Children can take classes in Art, Acting, music, and even magic. The SCA offers great after school programs with buses taking kids to the center directly from school.  The Solon Center for the Arts even boasts its very own theater with top of the line productions like Beauty and the Beast, Guys and Dolls, and Showboat!

Solon has it all when it comes to local shopping. Solon offers grocery shopping at Giant Eagle in Solar Shopping Center, and Mustard Seed Market and Café  is a great place to go for natural and organic foods .

 

Nearby Market Placeshopping center is a convenient location to shop at some of your favorite places such as  Home Depot, Pet Smart, Target, Walmart, Kohl’s, Michaels, Dick’s Sporting Goods, Babies “R”Us, Marshalls, Linens-n-Things, The Flower Vendor, and many other stores.  Aurora Farms Premium Outlets provides a great opportunity to get name brand items as a huge discount. 

 

Within minutes of Solon are some of the best shopping destinations in the entire Cleveland Metropolitan area.

Beachwood Place  has long been considered northeast Ohio’s premier fashion destination for the best in shopping, entertainment and dining. Beachwood Place has anchor stores of Saks Fifth Avenue, Nordstrom, and Dillards, along with name brand stores, a food court, and restaurants for fine dining.

La Place, locateShoppingd right next to Beachwood Place  is a nice, small, upscale mall located in Beachwood. It has a nice selection of businesses such as Border’s Books, and restaurants such as Sushi Rock, a favorite hot spot, Melange, and Mitchell’s Ice Cream voted Cleveland’s best.

Legacy Village is a lifestyle center located just outside Beachwood in Lyndhurst that was built within the last 5 years. Legacy Village offers  a wide assortment of shops, restaurants and scheduled events that offers fun for everyone. Whether you need to pick up a quick gift for a friend, are looking for a fun-filled day of shopping, planning a business lunch or a fun night out with friends, Legacy Village has it all. Popular stores here are Dick’s Sporting Goods, Nordstrom Rack, Arhaus furniture, Joseph-Beth Booksellers, Cheescake Factory, California Pizza Kitchen, and Starbucks Coffee. 

Eaton Chagrin Blvd is located in Woodmere, just outside of Pepper Pike and Beachwood and is always a popular place to shop and dine. It has well known stores such as Barnes and Noble, one of the nation’s largest bookstores and Trader Joes, a store/market known for its organic food selection, extensive and affordable wine department, and fun atmosphere.    Eaton also offers fine dining options. Pacific East Japanese Restaurant offers some of the area’s best sushi.  Located right next door is Paladar, one of the area’s hottest restaurants. Paladar offers great atmosphere and a unique menu that you won’t find anywhere else. The food is a mix of Latin Caribbean and Cuban and is sure to please any palate.  Village Square Shopping Center, just down the street, rounds out some of the best shopping destinations in the state.

In general, the housing stock in Solon is as diverse as the people who live there. There are older homes and newer homes. Homes on five plus acres and cluster homes on small lots. There are more luxury homes located in Solon than any other city in the area.  The home values in Solon range from $150,000-$2,000,000+.  The average sale price of a home in Solon in 2008 was $326,776 with the average market time being 100 days.

SIGNATURE OF SOLONSignature of Solon is a prestigious gated community consisting of two phases and has 354 home sites, ranging in price from $600,000 – $1,000,000+. Homes in Signature have all been built within the last 8 years with some new construction and lots still available.

THORNBURY Thornbury is a picturesque upscale non-golf course community with over 250 newer homes situated on beautiful lots of at least .5 acres. Home prices range from $550,000+.All homes in Thornbury have been built within the last 8 years with some new construction and lots still available. Sidewalks and location make this a very desirable community.

 

 

Preserve

 

 

THE PRESERVE – Like many other large subdivisions, The Preserve was also built in two phases with most homes here being built in the early to mid 1990’s. A large development with sidewalks, homes here range in value from $350,000-$550,000.

 

 

CHAGRIN HIGHLANDS – This is a vast development located in the central part of Solon with most homes being built in the early to mid 1990’s. Homes range from $450,000-$1,000,000+. The distinguishing feature of Chagrin Highlands is that all homes are situated on lots of at least an acre!

ROLLINGBROOK ESTATES – One of the most distinguished developments in Solon boasting homes on at least 5 acres of land. The homes here were built in the 1980’s and are priced from $650,000 + but rarely come up on the market. Located next to Signature of Solon, this development is truly a gem of Solon.

TIMBER TRAILS – A smaller subdivision located off Liberty Road, the homes here were built in the 1990’s. Timber Trails features many custom built homes with lots on between .5-1 acres. Prices range from $400,000-$650,000.

HERITAGE LANDING– Located conveniently off SOM Center Road, this subdivision consists of two housing styles. Part of the development contains single-family homes on about .5 acres built in the mid 1990’s and range in price from $400,000-$550,000. The newer portion of Heritage contains cluster homes built after 2000 that sit on approximately .25 acres. Many of the homes here have master bedrooms on the first floor and are considered lower maintenance as the monthly fee associated with them covers lawn care and snow removal.

 
   

NORTH PARK ESTATES –  Premiere upscale Dinallo and Wittrup North Solon development. Homes built within the last 7 years situated on large lots ( .75 acres+ ) and priced mainly in the 700’s, 800’s, and 900’s.  Impressive finishes and upgrades abound in these fine Solon luxury homes. 

NORTH HILLS ESTATES – Unique development in the heart of North Solon.  With homes built in the 1960’s and 70’s, North Hill offers homes with unbelievable charm set on beautifully wooded 1 acre lots. A true neighborhood development in every sense boasting it’s own pool, tennis courts, and calendar of social events just for North Hill residents. Not your typical Solon development. Prices range from $375,000-$575,000.

BRIAR HILL ESTATES– With homes built in the late 1940’s and 50’s, this development offers old world charm on park-like 1-3 acre lots.  Boasting it’s own pond for swimming and recreation, Briar Hill offers a bit of the country living in the heart of Solon. Homes prices range from $250,000-$500,000.

SOM HILLS ESTATES – Offering large homes built mainly in the mid 1980’s, this development is desired for the location and feel of the neighborhood. Home priced range from $350,000-$550,000.

AYLESHIRE – Homes built in the mid to late 1990’s. Great neighborhood feel and in walking distance to the Solon Recreation Center. Homes in Ayleshire range in price from $350,000-$550,000.

Solon Real Estate- Bi-Monthly Marketing Report February 2009

After seeing the snowiest month on record in January, with relatively strong sales, the weather has been a non-factor here in February. The warmer weather has had little effect so far, as market activity has tapered off a bit, but we are only half way through the month.

At the midway point here in February, 9 homes have gone under contract and 5 homes have officially sold. Here is a list of all homes that recently went under contract along with their final list price.

Summary: With so much uncertainty in the market, there are still a lot of buyers on the sidelines just waiting for a signal to buy. The recently enacted stimulus package, with an $8000 tax credit for first-time buyers,  is supposed to help over 300,000 people purchase a home in 2009. It may end up being just the right catalyst to get people to buy, which in turn will help home sellers and move up buyers as well. Overall, winter months can be a little slower in terms of real estate sales, but the serious buyers are always out looking and finding some very good deals.

Let’s look closely at some of the homes that recently went under contract. The homes on Edgemoor, Derby Downs, Countryview, and Winston were all either bank owned or distressed properties. That equates to almost one-half of all sales so far in the month of February. These homes are most likely priced much lower than other homes in the neighborhood giving the buyers a great opportunity to gain instant equity. The trend over the last few months has seen quite a few bank owned homes being sold, with few bank owned homes coming on the market to replace them. Whether this is an indication of a bottom in the housing market is yet to be determined.

Two of the homes under contract are also considered to be luxury homesas they are priced over $500,000, Royal Portrush is a new construction home and was at one time priced well above $600,000. Winston Lane was also priced above $600,000 and is a very nice home located in the Thornbury Subdivison. Buyers are no doubt seeing great opportunities to buy here in Solon, especially in the luxury market.

The First Step To Buying a Home – Get Pre-Approved For A Loan

With talks of low interest rates, tax credits, and favorable home prices, many people here in the Cleveland metropolitan area are beginning to think about buying a home.  Whether you are buying your first home, you are a move-up buyer, or are downsizing, having your finances in order is the essential first step prior to beginning your home search.

Many people, especially first time buyers, begin the process of buying a home by looking at homes, not only on the Internet, but also in person. While looking at homes is fun and exciting and certainly a big part of the home buying process, many potential buyers overlook the importance of getting pre-approved for a loan FIRST. The pre-approval process is fairly simple and can often be done initially over the phone in a 10-15 minute conversation with a qualified mortgage professional.

There is nothing worse than seeing the dreams of a home buyer crushed when they find out they cannot qualify for a loan on the home they have ALREADY fallen in love with.  Here are some additional reasons why getting pre-approved is a smart first step to the home buying process.

3.   A Pre-Approval gives you piece of mind that you can make an offer with confidence. Buying a home can be a very emotional decision. Once you find that special home, an approval will allow you to move forward without any doubts about your financing, thus alleviating unnecessary stress and aggravation.

4.   Going through the pre-approval process gives you a firm understanding of the steps that lay ahead as well as the costs and options available to you. The loan process can be very overwhelming if you are not properly prepared. Take the time to sit down with a mortgage professional and discuss all of your options. Don’t overlook this very crucial part of the home buying process as there is a lot of information to digest.

5.   There is less stress getting pre-approved up front. Nothing is more stressful than finding a home you love and then having to scramble at the last minute to come up with a pre-approval on a tight deadline.  Having the luxury of being able to take your time and getting pre-approved first allows for a much smoother home buying experience.

8.   Getting pre-approved is FREE!

Home Staging and Why It Is Imporant To Today’s Sellers

What is Home Staging?

According to Wikepedia, Home staging is officially defined as the act of preparing a private residence prior to going up for sale in the real estate marketplace.

In simplistic terms, staging a home to sell is simply un-decorating, or depersonalizing a home so it will appeal to the masses. It sounds so simple yet many home owners don’t do a very good job of putting their home on the market in ideal selling condition for many reasons.

To begin, people have a tough time detaching themselves from their home because of the great pride they have in it. Let’s face it, most people love their homes and often put a lot of time and money into them. They love the way their home looks and automatically expect others to feel the same way. In fact, most sellers feel that “if a buyer doesn’t like something about our home, they can just change it after they buy it”. They don’t see a need to make changes to appease a buyer, which is a critical mistake in today’s buyers market.

Many home owners also have great sentimental value towards their homes. Perhaps someones child took their first steps in the home, or maybe a special birthday or anniversary occurred there. Most home owners can list dozens of events that took place in their home that will bring about a flood of happy memories. The process of putting a home on the market for sale can be a very emotional experience, and it is often difficult for a seller to let go.

Home sellers must understand that a home turns into a house when you put it on the market for sale. It merely becomes a commodity that will be compared to other homes on the market. What is an ASP?

Accredited Staging Professionals ( ASP’s ) have taken extensive course work specifically in the field of home staging. This is a very prestigious designation that differentiates this type of home stager from one who casually stages but has no credentials and limited experience. An ASP is a very dedicated professional who takes the job of home staging very seriously and is usually a leader in the field of Home Staging.

What Exactly Does a Home Stager Do?

While staging is becoming more popular throughout the nation, a lot of people, especially here in a conservative city like Cleveland, are still not familiar with the specifics regarding home staging. A home stager goes through a home from top to bottom and makes suggestions that will help the home sell quicker and for more money.

The first step of staging a home is for a stager to personally go through a home and take detailed notes on every room and special features of a home. Then, pictures are taken so the stager can assess how certain rooms and features will appear when they get put into the MLS, the multiple listing service, and what improvements need to be done to each room. Then, after the stager is finished, they provide the seller with a detailed written report of everything that needs to be done.

Some home stagers offer a follow-up appointment to assist in moving furniture, picking out paint color, or even to bring in furniture or accessories.  A final assessment is made prior to putting the home on the market to make sure everything is just right.

Why Hire a Home Stager?

Many sellers have watched shows on HGTV regarding home staging and feel they can do the job themselves. The main problem is that most sellers can’t be unbiased about their home and need an outsider to point things out. Sometimes the truth hurts, but it will save you a lot of money in the long run. The blue carpeting in the family room that you love so much may have cost a lot of money, but it will turn off a lot of buyers and keep them from even wanting to see your home.  Or what about that really neat wallpaper in the kitchen? At the time, it was probably in style, but few buyers in today’s market are screaming for more wallpaper. Solon Real Estate – Monthly Marketing Report January 2009

 

January was one of the snowiest months in Cleveland history as we received over 40″ of snow. In addition, temperatures plummeted to a near record low of -13 in the middle of the month.

Despite the weather, the Solon real estate market fared pretty well. Specifically, 9 homes officially sold last month compared with 13 sales in January 2008. However, a real indication of buyer activity is better measured by the fact that 19 homes went under contact in January. While most of these homes haven’t transferred, it is important to note that all of these homes went under contract over the last 30 days. So, despite the snow and cold, there are serious buyers in the market buying homes.

While winter months can be a little slower in terms of real estate sales, there are always very good deals to be had during cold weather months. Sellers often become more motivated during the winter for a variety of reasons and buyers are looking for deals and finding them.

A large amount of the homes on this list ( 7 ) sold within 30 days of being on the market. Average market time of homes on this list was 75 days. To put things in simplistic terms, there are buyers in the market who have seen all of the homes in their price range and are very educated regarding pricing. When a new home comes on the market in their price range, they will see it fairly quickly, which is why the first 30 days of a listing is so important to a home seller.

The initial showings on a listing are usually from those buyers who are very serious and have already defined specifically what they want. When they see a home that is nicer than anything else they have seen in their price range, they will buy it. That is why pricing is so critical in today’s market. If a home is not priced competitively when it initially goes on the market,  these homes will get passed over and end up lingering on the market until the price comes down.

While it is too early to determine if 2009 is going to be a good year in the Solon real estate market, we certainly had a good start.

In the late fall of 2007, The Schuman Team, Amy and Dan Schuman, and 11 other agents at Keller Williams Realty Greater Cleveland created a remarkable concept to help sellers of luxury homes in the Greater Cleveland marketplace.
