Solon Ohio Real Estate: Relocation – Solon Center for The Arts

As both Solon residents and local real estate experts, we love to share some of what makes our city such a wonderful place to call home.  June 17, 2002 was a proud day for the city as the Solon Center for the Arts opened its doors for the beginning of its first classes.Solon Center for The Arts

 

This beautiful Georgian style building known also as the Old City Hall provides a charming atmosphere for this multi-purpose community arts center.   The converted and refurbished space includes a large art gallery, art studios, music studios, a ballet studio, and a wonderful 200 seat theater. It is conveniently located on the corner of SOM Center and Bainbridge Roads.

 

Classes and programming here offer something for everyone – from toddlers to seniors.  Art, dance, music, and theater classes are just the beginning.  The Solon Center for the Arts also provides Just4Kids programs for those in need of a top quality after school program and those just starting to dabble in classes.  Summer camps at the Center are also a big hit.

Solon Center for The ArtsSpecial event programming at the SCA is a popular treat.  Here’s a snapshot of the events to look for this Spring and Summer.

Tuesday, April 7 (9:30am & 10:45am) – Hysterical History presented by the Columbus Children’s Theater

Friday, May 29 (7:00pm) – One Act Festival presented by the SCA Spotlight Youth Theater.

Saturday, June 13 (10:00am, 11:30am, 1:00pm, & 3:00pm) – Dancing through the Decades featuring SCA’s dance students.

Every Friday at Noon, June 19 – July 24 – Chill n’ Grill – Enjoy lunch and various free performances on the patio.

Thursday, July 16 (4:00)pm & 7:30pm) – Mikado  by Gilbert and Sullivan

Thursday, Aug 13, Friday, August 14, Saturday, August 15 (7:30pm) and Sunday, August 16 (4:00pm) – City of Angelsby Gelbart, Coleman, and Zippel

These shows are sure to be entertaining as the level of talent is always top-notch. Many actors get their start right here at the Solon Center for The Arts.

Cleveland Ohio Real Estate: Home Staging – Free Tips To Home Sellers

 FIVE EASY STAGING TIPS

 THESE WILL COST YOU $100 OR LESS, AND WILL HELP SELL YOUR HOME QUICKER AND FOR MORE MONEY!

This article is a follow up to our previous post : tips that won’t cost you any money.

To begin, why Staging?  A Staged home will look better than the competition and therefore sell faster and/or for more money.  As an Accredited Staging Professional and an experienced Realtor, I’ve witnessed the power of Staging.  Even on the most limited of budgets, changes can be made to have a huge impact.   Here I share five easy tips for under $100 each that will help your home make a better impression and yield better results on the market.

1.  Paint– also known as “money in a can.”  Too often buyers can’t see past color that is strong, out of style, or has seen better days.  One of the goals of successful Staging is to appeal to all tastes – so go soft and neutral (but stay away from white which is too stark).  Remember when choosing colors, stay true to the style of the home.  This is one area that I strongly suggest consulting a professional Stager – you don’t want to paint twice!.

2.  Make small repairs.  It will help give the overall impression of a well maintained home.  These things will come up during the home inspection anyway.  It is easier and less expensive to make these repairs before they become an objection.  Every little problem buyers see reduces how much they will offer!

3. Add warmth and personality to the bathroom. Purchase fluffy, neutral towels for the bathrooms.  Put them out for showings.

The best part of this small expense is that you can take these with you and use them when you move. This will help (especially in the Master Bath) evoke a pampered, spa-like atmosphere, which buyers adore!

4.  Make sure all lights are operating properly.  Replace all light bulbs with the highest wattage they can take.  I particularly like “Reveal” bulbs which give off a bright, natural light

5.  Spruce up landscaping.  Keep beds edged and weeded.  Plant low-maintenance flowers that will give your curb appeal a boost.  Remember, you never have a second chance to make that first impression.

Given today’s tough market conditions, sellers need to do everything they can to make sure their home is well received by buyers. Hopefully, these tips will help you prepare your home for the market and lead to a successful sale.

Solon Ohio Real Estate: Local News – Upcoming Bainbridge Road Construction Causing A Stir

Construction on Bainbridge Road is to begin in 2010. The project will cost over 13 million dollars and will entail the installation of storm sewers and the widening of the road for a bike lane. It is also possible that the sidewalk will be extended East on Bainbridge Road toward the Solon/Bainbridge border. While constuction always means inconvenience for motorists and residents, some local Solon home owners are strongly opposed to the manner in which the construction will take place.Bainbridge Road construction In Solon

 

The city plans to build a temporary street over parts of the front lawns of Bainbridge road residents to allow the road to remain 2 lanes during the construction period ( see photo ). Many of those upset include Bainbridge Road residents who fear safety concerns of cars being too close to their homes. They are also concerned because numerous mature trees must be cut down in order to put in the temporary road.

 

The alternative is to make Bainbridge a one-way road going East from SOM Center Road. However, there are major safety concerns by doing this. Since Bainbridge Road is a major corridor, it would make it much more difficult for safety vehicles to navigate through the city. This could add precious minutes to the time it takes an ambulance to transport someone to the hospital.

The debate will continue for now and we’ll make future posts to keep you updated. One thing is certain, the construction project will move forward, the details just need to be ironed out.

If you are relocating to Solon, rest assured, there is plenty of shopping in and around the area. You will be able to keep up with the latest fashions and the local dining is sure to please even the most finicky of palates. The grocery shopping caters to all types of diets as well.

Grocery Shopping in Solon Ohio

Solon offers grocery shopping at Giant Eagle in Solar Shopping Center, and Mustard Seed Market and Café. Giant Eagle is a traditional grocery store while Mustard Seed is more known for natural and organic foods. Mustard Seed also offers prepared meals and has an eat-in restaurant inside.

If you are looking to buy a luxury home in Solon, Ohio, there are usually many to choose from. In fact, Solon has more homes priced over $500,000 than any other suburb in the area. However, there is an entire “unknown” inventory of homes that you may not be aware of, called “pocket” listings. This article will define these types of listings and explain what is means to you as a luxury home buyer.

The term “pocket” listing is typically known only to real estate agents.  Specifically, it describes a listing that a seller signs with their broker, yet it is never marketed publicly or put in the MLS ( multiple listing service ). Pocket listings exist in almost every market, especially ones with a lot of luxury homes such as Solon. The best way to find a pocket listing is by using a local real estate agent who specializes in selling luxury homes.

The reasons for a seller wanting their home to be a pocket listing vary depending on the situation. Some sellers do it for privacy. Perhaps they are going through a divorce and want it to remain private. Or maybe they have expensive personal items throughout their home and don’t want people seeing them. For whatever reason, these sellers don’t want a sign in their yard, or pictures of their home displayed to the general public. Other sellers simply don’t want to go through the “hassle” of listing their home in the traditional manner only to have an occasional showing.

Sellers who choose this method of selling are usually very particular about who enters their home and expect all buyers to be serious and screened. If you are a buyer interested in seeing a pocket listing, be prepared to answer personal questions about yourself up front. You may also be asked for a capability letter verifying you are financial capable of purchasing the home. Sellers of pocket listings are still open to selling, and sometimes quite motivated, they just prefer to have more control of the selling process. 

If you are looking to buy a luxury home, finding a pocket listing could work to your advantage. If your Realtor® finds you one that you love, there probably won’t be a lot of competition for the home as it is not advertised to the public. This will also give you an opportunity to buy a very unique property that the average consumer never had a chance to see. In addition, you may get a very fair price as you will likely be the only serious buyer that seller has to choose from.

 

So, if you are looking to purchase a luxury home here in Solon or surrounding areas, feel free to check out all the listed homes for sale. However, if you cannot find one you like, a good knowledgeable local agent may be able to find you your dream home through a pocket listing.

Buying A Home In Cleveland –Common Terms Used By Real Estate Agents

If you are buying a home in Cleveland,you will most likely work with a real estate agent who will use language and terminology that you do not understand.  An agent may say they will go into the MLS, find some great comps and send you a CMA, and you will simply smile and nod your head knowing full well you have no idea what they are talking about.

In an effort to educate the consumer, we have compiled a list of common words and terms that real estate agents use on a regular basis along with a definition of each one. Once properly armed, those who are buying a home in Cleveland will be able to communicate more effectively with their agent and be able to “speak the same language”

Agency – A consensual fiduciary ( this is covered below ) relationship in which one party acts on behalf of and under the control of another in dealing with third parties.

Comps – Comparable or similar properties used in determining current value of a subject property, typically for appraisal purposes.

CMA – Acronym for Comparative Market Analysis – a report showing a comparison of similar homes to a subject property giving the sellers an idea of market value.

Contingency – A condition that must be met before a contract is legally binding; a financing or home inspection contingency are common.

Fiduciary – Someone who acts in a legal role responsible for the best interests of another.

MLS – Also known as Multiple Listing Service- a database through which member real estate brokerages exchange information on listings of real estate. This is a Realtor database of homes that offers the most up to date and accurate information available and is not for public use. Here in Cleveland, we use Northeast Ohio Real Estate Exchange ( NEOHREX ).

REO – Real Estate Owned – An REO is a property that goes back to the mortgage company after an unsuccessful foreclosure auction. Another term for a bank owned property.

FSBO – Pronounced “Fizz Bo” – For Sale By Owner – A property being marketed by the owner without the involvement of an agent.

Staging® – Refers to getting a home ready to sell by removing certain personal items, re-arranging furniture, and bringing in furniture in a vacant hometo make the home look good to potential buyers 

Warranty – A home warranty is an insurance contract that covers the repair and replacement costs of home appliances and offers protection for mechanical systems against unexpected repairs not covered by home owner’s insurance coverage. It extends over a specific time period and does not cover the home’s structure.

So if you are buying a home in Cleveland, now that you have learned some key terms, you no longer need a dictionary to communicate with your agent.

If you are relocating to Solon, finding a good local real estate agent is an important first step. It is critical to ask good questions to make sure an agent is familiar with the Solon area. This is especially true if you are working with a relocation company, as they often assign you to an agent on their approved list, not necessarily one with experience in the Solon real estate market.

 

Here are some things that a local agent can bring to your attention:

 

Knowledge of the housing inventory– Looking at homes on line from out of town is often the only way someone relocating can learn the market. However, it is often hard to see certain things from pictures on the Internet.  A good local agent can tell you if a certain house is near the highway, or near a pond or other hazard that may not be suitable for children.  An agent that knows the local inventory will save you time and make your search less stressful. 

First hand knowledge of the local school system – People with children who are relocating to Solon are always very interested in the local schools. A local agent will be able to tell you which school district each home is located in and the location of all local schools.

Intricate knowledge of the specific neighborhoods within the area– Certain neighborhoods have home owners associations or other qualities that make them unique.  A knowledgeable local agent will be able to point these things out.

Strong relationships with other local agents and within the community A good local agent will network with other Solon agents as well as other members of the community to get you some good “inside information”.  Neighbors talk, and agents in Solon know things that other agents simply don’t.

Awareness of any upcoming changes that may effect housing in that area – Every city has a master plan that addresses future growth. In Solon, there are plans to widen certain roads, add traffic lights in specific locations and build a town center, complete with commercial and residential aspects. Some changes are good for certain neighborhoods and some may not be.  A good local agent will know what’s going on in the Solon area and will be able to guide you accordingly during your home search. 

Did you know that some areas of Solon don’t fall under the Solon School District? A lot of buyers, especially those relocating to Solon would not know that and neither do agents who don’t do a lot of business here in Solon.

There are a lot of great agents that service the Solon and surrounding areas. If you have decided that Solon will be part of your home search, ask good questions of your agent to make sure they are a good fit for you.
