Selling a vacant home presents a tremendous challenge in any market, especially in today’s current real estate climate. The following is a list of 7 reasons why a seller should highly consider staging their vacant home. This list is followed by some before and after photos of staged vacant homes. All of these homes sold in less than 45 days after being staged.

1.     Vacant homes lack warmth– Buyers are emotionally turned off by empty homes as they cannot  envision themselves living there.

2.     Buyers lack vision – A vacant home makes it difficult for a buyer to visualize where things like a big screen TV and couch are supposed to go. 

3.     Empty spaces have no visual appeal – Furniture can often make a dated space look more stylish and current.

4.     Rooms look SMALLER without furniture – More perceived square footage = higher price.

5.     Vacant homes send a negative message – When a buyer enters a vacant home, they may think the seller is desperate to sell. This will lead to lower offers.

6.     Vacant homes shout “neglect” – Staging can help give the home a “lived-in feel”, sending a message that someone is taking care of the home.
