Bill Marinella and the ACME Casting Company are hosting a free open call for extras and actors. This a great way to introduce yourself to this well respected Hollywood casting director and to also get entered into a database for him to cast CLEVELAND actors in the near future.

Bill Marinella has casted many national and regional commercials including Ohio Lottery, Ford, Taco Bell, McDonalds, Disney Resorts and much more.  Bill has also cast music videos for such well known artists as: Creed, Eminem, Shakira, Blink 182, Alien Ant Farm, Bon Jovi and New Found Glory to name a few.  His film casting background include: The Rundown (starring The Rock AKA Dwayne Johnson) and his most recent project Incredible Love (Kambaqqtish) with Sylvester Stallone.

Ø Biblical character types – men with beards to play shepherds, prophets, etc., men, women and children to play villagers, mid-eastern types, etc. – if you have a smock or wrap similar to this period, please wear it to the open call – NO makeup, NO earrings, NO Fancy jewelry please.

Ø Bikers with their own Harleys or similar, muscle cars from the 70s, specialty cars like Lotus, Ferraris, Vespa scooter owners with bike and helmet, etc.

Ø Super hot upscale people similar to Entourage types, Playmate type females, etc.

Ø Famous look-a-likes – if you look like a past or current cultural icon, President Lincoln, or Obama, Jack Nicholson or Brad and Angelina (dead or alive) please come dressed as that real life figure. We are NOT looking for costumed characters like or Spiderman, only real life look a likes please!

Ø Little people, extra tall or large people, anyone with prosthetic limbs, eyes, etc.

Ø Mobsters, gang-bangers, military or police with your own uniforms, Goths, ravers, pirate types, Viking types, etc.

All attendees must bring state issued photo ID. Minors must be accompanied by a parent or guardian. 

Yes, we will see actors with agents – we never cut out the agents!

How To Sell Your Home Fast

Many area home owners are looking to sell their home for a variety of reasons. Have you outgrown your current home, looking to move into a different school district, or maybe relocating out of the area?  Regardless of the reason for selling, the ultimate goal is to sell, but the challenge for many is knowing how to properly price a home in order to get it sold quickly.

We can tell you with confidence that pricing your home aggressively to sell at the beginning of the listing period will give you a better chance to sell, and for a better price.

As you can see, sellers get the most activity on their home during the first 30 days that it is on the market. The reason for this is that the buyers in the marketplace have already defined specifically what they want in a home and have seen everything in their price range prior to your home coming on the market. Once your home comes onto the market, the buyers who are serious will want to see it right away, hoping that their search is over and that your home will be “the one.”

The buyers that look at your home during the first 30 days are typically the best because they are ready to buy now. In fact, many times these buyers are so eager to move forward with their home purchase, that they are looking for reasons to buy. If your home is the nicest one they have seen in that price range, it will stand out and a buying decision will often be made. If not, the buyers will move on.  A skilled Realtor should know the competition and will coach you on pricing accordingly.

Sellers who try to “test” the market, or price their homes higher than they should based on “what they need to get out of it” end up losing out on a golden opportunity to sell to these serious buyers. In addition, during a depreciating market when a home is constantly losing value, the longer a home takes to sell, the less money a seller will get for it.

If you really want to sell your home and move forward with your goals, pay attention to the chart and take advantage of the period of time in which you will get the greatest number of showings on your home. As the old saying goes, “strike while the iron is hot”.

Cleveland Ohio Real Estate – Property Taxes Won’t Be Greatly Affected By Decrease in County Reappraisals

The results of the recent reappraisal process were released and almost all communities saw a decrease in value for the period 2006-2008, meaning slight adjustments in the amount home owners will pay in property tax.

Here in Cuyahoga County, the largest county in the state of Ohio, the Auditor’s office conducts a reappraisal process every three years.  Although values were still increasing during 2006, the last two years saw enough declines area wide to put most areas in negative numbers for the three year period that just ended in December. Specifically, here are how some areas on the East side fared ( preliminary figures provided by the Cuyahoga County Auditor’s Office ) :

Beachwood: -6%

Moreland Hills: -5%

Orange: -7%

Pepper Pike: -5%

Solon: -4%

 

Does this mean that property taxes will decrease by the same amount in these specific suburbs? Not necessarily. Most of the tax paid goes towards the schools and library taxes, and will adjust with the change in property values. When home values go down, tax rates increase, meaning most home owners won’t see a significant decrease in the amount of property tax they are currently paying. However, homeowners will have an opportunity to dispute their bills when they come out this summer.

Summary: All of the above mentioned communites saw increases in values from the previous reappraisal period of 2003-2006, with Solon seeing an increase of over 15%. So, many of these communities will still see a net increase over the last 6 years, although most of the gains seen during the real estate boon have been erased. Many suburbs have made adjustments knowing in advance that property taxes may decrease and most base their budgets on income taxes, not property taxes. However, decreases in real estate taxes and an ailing economy still put pressure on many communities and force them to make budget cuts and sometimes layoffs. The general hope is that the next three year period will see home prices begin to stabilize or even rise.

Family Vacations Create Special Memories – Our Trip To Washington

Amy and I met in Washington DC about 15 years ago and had the pleasure of taking our kids back to our old stomping ground for their first visit to the nations capital. Like most people, we had a hard time leaving our business as the spring market seems to be picking up, but the quality time spent with our family during this trip was priceless.

Although the weather wasn’t great, we still got to see the monuments, the zoo, a ton of museums, and the end of the cherry blossom festival. This was our first real family trip and our kids really enjoyed it. The one thing that has changed is the comfort in which kids today get to travel. Back in the day, I remember getting thrown in the back of the station wagon with my sisters and having nothing to do but listen to my father’s music and stare out the window. Now, my kids get to travel in a very spacious mini-van, play video games and watch movies on their DVD players, yet still manage to complain.

We walked the kids by our first home and our old neighborhood. It brought back great memories of when Amy and I were a newly engaged couple just starting out and although it was nostalgic for us, the kids could care less. Here are some photos that we took:

Solon Ohio Real Estate: Solon Schools – Special Events on School Funding

IMPORTANT DISCUSSION ON EDUCATION FUNDING

The Solon Schools are hosting two events to discuss necessary school funding changes with Ohio elected leaders.

The first is a special Solon School Board Meeting on Friday, April 24, 2009 at 9 a.m. at the Board Office, located at 33800 Inwood Rd in Solon. The guest will be Ohio House Speaker Armond Budish. Speaker Budish and the House majority lawmakers just released a budget plan in response to the Governor’s proposed budget, so this meeting in Solon is very timely and important.

The second event will be an evening program. It is a Town Hall Meeting on Monday, May 18, at 7 p.m. in the Solon High School Lecture Hall, 33600 Inwood Rd, located on the left hand side of the Solon High School. This event will feature special guest Lt. Gov. Lee Fisher.

Cleveland Ohio Real Estate: How To Make Sure You Don’t Overpay For A Home

There are a ton of buyers in every market, especially here in Cleveland. However, many are just looking at homes but not taking action as they are afraid of paying too much for a home. If you are a buyer who is serious about moving forward with your home buying needs, here are some tips to make sure won’t overpay for your home:house and money

Have The Home Appraised– Having the home appraised will protect you from overpaying. If you are getting financing, this will be performed by your bank or lender.  They are looking to protect themselves in the deal and in doing so, will protect you as well.  Even if your appraisal comes in equal to your purchase price, you should feel very good about the value. Banks are being extremely conservative in today’s tough lending environment, and so are the appraisers they hire. If you are paying cash for a home, you may want to seriously consider paying for a qualified appraisal as well.

Know The Inventory – Viewing competing homes in the area in which you are searching will allow you to get a good feel for home values. You can monitor the status of homes you see and once some of them begin to sell, you will then be able to compare new homes that you see to the ones that sold.  Seeing all homes in your price range will help you get a good feel for the market.  You can do much of the “shopping” online and have your agent show you the best of the bunch.

Have The Home Inspected – It is important that home buyers have their home inspected so they know what kind of condition the home is in. If the home is inspected and is found to have no major issues, you can feel better about the condition of the home, and thus the price you are offering.

Hire A Buyer’s Agent – This one cannot be emphasized enough. Do yourself a huge favor and make sure you have your own buyer’s agent.  The listing agent represents THE SELLER, and it is their job to get their seller the most amount of money for their home. They don’t care about whether or not you overpay, and in fact prefer that you do because it helps their client.  A good buyer’s agent with knowledge of the local market and excellent negotiating skills won’t let you overpay for a home. 

Between your Realtor®, inspector, and the appraisal, there are many factors in place that will make sure you don’t overpay for a home. If you pay attention to these tips, the fear of overpaying should be replaced by the excitement of moving forward with your goals. Rates are at historic lows and home prices are in your favor, so go out there and buy with confidence.

When we list a home for sale here in the Cleveland Ohio real estate market, it is our duty to help our sellers get as much money for their home as we can. However, there are certain factors that do not affect the price of a home and knowing these up front can help a seller properly manage their expectations.

Solon Ohio Real Estate: Bank Owned Homes In Thornbury of Solon Ohio

Buying a bank owned home seems to be a popular trend nationwide, even here in the Cleveland area. Home buyers are attracted to the idea of getting a good deal and believe a bank owned home is the best way to accomplish that.

You can read all about the pros and cons of buying a bank owned home by clicking here, as it won’t be discussed in this particular article.  However, we would like to discuss bank owned homes specifically in the Solon development of Thornbury as we are constantly fielding questions about it.

Over the last few years, there were a lot of homes foreclosed upon in Solon Ohio, and especially in the upscale development of Thornbury. As an overview, there were a lot of people throughout the country, not just here in the local area, that were living beyond their means in the early part of this decade, and bought homes they could barely afford. When times got tough, people got into trouble, even those living in luxury developments like Thornbury.

Now specifically, there were some individuals involved in a mortgage scandal that affected homes on Flanders Drive in Thornbury of Solon. It has taken some time for these homes to go through the foreclosure process but over the last year, these homes have been coming on the market, and have been selling quickly, many with multiple offers.

Here is a list of recent bank owned home sales in Thornbury:

As is evidenced by the relationship between sale price and listing price and average market time, there is good demand for a home in Thornbury, especially one that is bank owned. The reason many of these homes sold for above asking price was due to multiple buyers making offers.

SUMMARY

Thornbury of Solon is a very desirable upscale development consisting of luxury homes. During the real estate boom earlier in the decade, it was difficult to buy a home in Thornbury for under $600,000. Over the last year, with the large number of bank owned properties on the market there, opportunity presented itself for a handful of buyers to get in for considerably less money, although some of these homes needed work. Currently, there is only 1 bank owned home for sale in Thornbury.

Solon remains a highly sought after community.  Solon has been ranked the #1 suburb to live by Cleveland Magazine for the last 2 years, has one of the state’s best ranked school systems, and is a popular location for people relocating.
