Cleveland Real Estate: Buyers – Is The House You See On Line Really Available?

 

Most home buyers use the Internet for their home search, but many popular websites do not always reflect the most updated information. Therefore, it is helpful to have Cleveland real estate listings sent directly from an agent as this information is fed directly by their local Multiple Listing Service and is the most reliable and accurate data available.

Another important factor to consider when viewing Cleveland real estate on line is that there are different categories used to convey the given standing of a home, usually listed under a “status” field, and they can change at any time. This field is not always indicated on many on line sites, so homes seen here may actually be under contract. A good rule of thumb is to contact your agent if you see a home that you like, just to make sure it is still available.

Here are the most common “statuses” used by most MLS’s:

ACTIVE – The home is currently listed for sale and available for showings. Please note that an “active” listing could still have an offer being negotiated on it, or have a recently accepted offer and still be listed as “active”.Pending Status

CONTINGENT – An offer has been agreed upon by both parties in writing subject to certain terms and conditions, usually inspections and financing. Showings on this home could still occur with the permission of the seller, although buyers are advised not to view a  home that is “contingent”. The reason for this is for fear that they may see it, fall in love, and not be able  to buy it.                                                        

PENDING – The inspection process has been completed and the loan has been approved, or some type of verification has been done to ensure financing is secure. A home with this status will most likely transfer within 30-60 days. These homes should not be highly considered as an option for a buyer.

 

CLOSED– The home has officially transferred, in which case all information, including final purchase price, becomes public record. It will usually take some time for a local county to post this data, but a Cleveland real estate agent will have immediate access to this information through their local MLS.

WITHDRAWN – The seller took the home off the market prior to the listing agreement period being completed. Some homes that are withdrawn from the market end up being put back on at a later point in time.

TEMPORARILY OFF MARKET – The seller took the home off the market for an undefined period of time with the intention of putting it back on the market.

EXPIRED – The listing term has ended and the home is no longer officially on the market. Expired listings usually come back onto the market almost immediately, either with the original agent or a new one, and often at a lower price.

If the status of a home you want to see changes, it is best to have your agent contact the listing agent to get additional information.

Also, if you find a home on line that you really want to see, it is best to check with your agent to make sure it is still “active”, and get in to see it as soon as possible. Remember, a home that looks great to you will also appeal to other buyers.

Cleveland Ohio Relocation: Family Activites- The Cleveland Zoo

If you are thinking of moving to Cleveland, you should know that there are a ton of activities here that are geared to families. A big favorite is the Cleveland Zoo, which is fun for both kids and adults.

There are two main attractions at the Cleveland Metroparks Zoo , or the Cleveland Zoo as most here call it, the main zoo and the Rainforest.Bears playing at Cleveland Zoo

The zoo itself was founded in 1882 and is one of the oldest and largest zoos in the nation. It is open year round and located just minutes from downtown . The zoo is home to over 1000 animals and has a new addition, The Allison Steffee Center for Zoological Medicine. This is a working hospital that is mainly an indoor exhibit that offers activities for children to learn about the care of the animals.

The Zoo always has special events and exhibits throughout the year. The newest exhibit is the Dinosaur Exhibit, which consists of animatronic dinosaurs that roar and move just like real dinosaurs did. The dinosaurs are built on a steel frame and the skin is made of painted foam rubber. The dinosaurs move and an elaborate sound system makes visitors feel like they are walking with real Dinosaurs.

One of the local fan favorites is the Polar Bear and Seal/Sea Lion Exhibits, which are right next to each other. The Zoo sometimes even offers the opportunity to buy small fish so you can actually feed the seals and sea lions.

While most of the zoo is outdoors, there are a few indoor areas as well like the butterfly exhibit, and the previously mentioned Allison Steffee Medical Center. There are plenty of restrooms and concessions located throughout the zoo. The Cleveland Zoo is fairly large, so plan to do plenty of walking. There are wagons available to rent as an alternative to bringing a stroller and the Zoo also offers a Tram, which will take you around for free.

The other main attraction of the Cleveland Zoo is The Rainforest. This is a 2 level indoor exhibit on 2 acres showcasing the jungles of Africa, Asia, and America. There are animals located here as well as a restaurant and gift shop. The Rainforest is a popular place to visit during the winter because it is all inside, but many visitors incorporate both the Zoo and Rainforest into their fun filled day. You can plan to spend about an hour or so at the Rainforest and 2-3+ at the main Zoo.

Admission to the Zoo is reasonable and memberships are a good idea for local families with young children who plan to attend frequently. Parking at the Zoo is plentiful and FREE!

Also, admission is FREE ( Zoo only, not the Rainforest ) on Mondays, unless it falls on a summer holiday in which case it is FREE on that Tuesday instead. This is good for residents of Cuyahoga County and Hinckley Township only. For more details, click here.

This is a vast development located in the central part of Solon. It’s OK To Hook Up With Your Mailman – This Saturday May 9th

Join the National Association of Letter Carriers this Saturday, May 9, 2009, in the “Stamp Out Hunger” food drive, the nation’s largest single-day food drive. Last year, over 73 million pounds of food were donated to food banks.

13 million children are at risk! As Schools end for the summer, millions of children will not get the food support they usually receive through the National School Lunch Program. Please help the cause by leaving non-perishable food donations in a bag ( any type of bag is acceptable ) next to your mailbox for your letter carrier.

Here is all you need to do to help:non perishable food items

1. Place bag ( s ) of nonperishable food items next to your mailbox

2. Your letter carrier will pick up the food and deliver it to the local food bank

It’s that simple.

Go through your cupboard or make a trip to your local store and help the cause if you can. Popular items include: canned meat and fish, canned soup, juice, cereal, and rice. Please make sure the donated item is not expired and do not donate anything in a glass container.

Please join us for a special family event that will be held at Legacy Village this Mother’s Day. This event was started five years ago by then two young children, Josh Berns and his sister Danielle. The event was originally titled Kids for the Cure and is now know as The Race. It was started as a way for children to get involved in the fight against breast cancer.

The Race is a special event, where children learn that they can make a huge difference. By raising money and creating awareness about breast cancer, children, along with their families, can participate together. We personally have several breast cancer survivors in our family and will be participating for the 4th year. Our children look forward to this event every year.

This is a great way to begin a very special day, so join us, get involved and start your Mother’s Day with a family workout. Also, please spread the word and get your friends and co-workers to come out as well. 100% of the money raised will be donated to the Cleveland Clinic Taussig Cancer Center for breast cancer research.

Pepper Pike Real Estate: Monthly Market Report April 2009

The Pepper Pike real estate market got off to a decent start in the beginning of the year and has been able to hold steady as we enter the spring market.

Specifically, 6 homes sold in April 2009, which is the same number of homes that sold during the same period last year. The good news is that year to date, homes sale are up 33% in 2009 compared to last year. In addition, recent activity shows that 7 homes went under contract in April.

The spring market is in full force and market activity has increased throughout the area. Buyers are feeling slightly more confident as the stock market and economic reports suggest a possible end in sight of the recession.

There are serious buyers ready to make a buying decision in Pepper Pike but are just waiting to find that special home. Sellers who price their homes competitively have the best chance of selling and achieving their goals. Activity should continue to be brisk at least until mid July as many buyers with school aged children will want to be settled into their new home for the start of the school year in August.
