Beachwood Principal Robert Hardis was interviewed for an article that appeared in the Cleveland Plain Dealer regarding the list and the importance of students participating and doing well on the AP test.

The Beachwood school system is a great source of pride for the local community and is a big draw for those relocating to the Cleveland Ohio area. The community of Beachwood is consistently ranked among Cleveland Magazine’s top suburbs to live in, and the strength of the schools is certainly one of the factors making Beachwood such a desirable place to live.

THE PRESERVE OF SOLON OHIO

The Preserve of Solon is an upscale subdivision that offers great location, wonderful homes, and is located within a neighborhood setting.

LOCATION

The Preserve of Solon is a large development located just south of Aurora Road ( Route 43 ) in the central part of Solon. There are two entrances located off Liberty Road and another entrance located off Pettibone Road. The Preserve is just minutes away from the highway and also located in close proximity to local attractions such as the Solon Community Center, Solon Center for The Arts, local shopping, and the highly rated Solon Schools.

 

 

 

HOUSING

There are approximately 222 single family homes located within the Preserve of Solon. Homes here were built between 1992-2003 and range in price from around $300,000-$500,000. They average approximately 3200 square feet with 3 or 4 baths. Homes are predominantly colonial in style with a mix of 2 and 3 car garages.  There were many different builders who constructed homes in The Preserve such as Jaymark Homes, Kenco Construction, Kimball Hill Homes, Kingdom Development Corp., Perl Builders, and Preferred Builders, which means that each home is unique in their own special way. While some homes have standard finishes, there are many that have numerous upgrades throughout such as top of the line appliances, and granite counter tops. Many homes in the Preserve have  a first floor office and full finished basement.

 

There are quite a few cul-de-sacs located within The Preserve, many offering large private back yards and picturesque landscaping. Streets located within The Preserve are: Mayapple Circle, Nighshade Lane, Sedge Circle, Silkwood Lane, Spatterdock Lane, Spicebush Lane, Teasel Court, Waterpepper Circle, Witchhazel Lane, and Woodduck Court. 

 

 

WHY PEOPLE LOVE THE PRESERVE

The Preserve of Solon is a friendly neighborhood for both families as well as empty-nesters. There are sidewalks located throughout the development, making it convenient for outdoor activities. People relocating to Solon find it to be very desirable because of the affordable housing, neighborhood feel and location. Local move-up buyers find it to be everything they are looking for in their next home. There is a minimal yearly homeowners association fee for all residences of $230 that mainly covers common areas. Overall, The Preserve is a nice upscale subdivision with much to offer.

Cleveland Ohio Luxury Homes: Defining A Luxury Home

The luxury home market has been steadily growing nationwide over the last 20 years, especially in the Cleveland Ohio marketplace.  As luxury home experts, we are often asked how we specifically define a home as being in the “luxury” category, so we wanted to briefly address this popular topic.

Luxury Home

To begin, the easiest and probably most common way most people categorize a luxury home is by price. According to the Institute for Luxury Home Marketing, a luxury home in Cleveland Ohio is defined as those valued over $500,000. However, when looking at the factors that truly define a luxury home, you will soon realize that price isn’t everything, and this figure is only a starting point. In fact, there are those who will argue that location, quality, and amenities are more important factors to focus on when determining if a home truly fits the luxury category.

Location of a property is generally seen by experts as a key component to desirability, thus making it an important aspect when defining a home as being “luxury”. Luxury home buyers are very focused on how close a home, or specific development, is to their work, schools, highways, and other local areas of interest. A desirable location increases demand. If a home is located in a gated community or one where there are restrictions to ensure that a high-end neighborhood remains high-end, such an area will be viewed as very desirable by buyers. 

Quality is king. One of the most heavily weighted items in defining a luxury home is by assessing the materials, including upgrades, used to build a home. Sometimes the easiest way to determine the quality of materials used is to know the reputation of the builder. Some builders are known for constructing only luxury homes and use higher quality materials and finishes throughout their homes. By viewing enough homes, and working with an agent who specializes in luxury homes, a buyer will be able to get a true sense of the quality of a home.

Amenities are also seen as important in defining a luxury home. Basically, anything that helps to increase the attractiveness of a home or adds to the comfort of the homeowner are important things to consider. Examples include a special “view”, a full-blown outdoor kitchen area leading to a hot tub/pool, top of the line appliances and even energy efficient systems.

When it comes to defining a luxury home, size doesn’t necessarily matter. While the average luxury home in America, according to the National Association of Home Builders, is about 4000 square feet, size alone does not define a luxury home. A 2400 square foot home built with the finest materials, has an ideal location and contains luxury amenities could be considered a luxury home. On the flip side, a builder grade 5000 square foot home located in a less desirable area of a city may not be deemed worthy of the “luxury” label. 

Overall, there are a lot of factors that determine if a certain home is considered “luxury”, and hopefully this information will be helpful to you in your search for a luxury home.

It’s been over 13 years since the Schuman Team moved to Cleveland from Washington, DC.  At the time, we knew so few people and even less about the area.  How could Cleveland, Ohio possibly compare with the beauty and excitement of Washington? 

Well, it didn’t take very long for us to become attached to the area. During our time here, we’ve lived in Cleveland Heights, Pepper Pike and now reside in Solon.  Along the way, we’ve discovered why Cleveland is such a great place to live and why we have chosen to call this area “home”

Here is our “top 10” list, in alphabetical order, of why we love Cleveland.

1.     Community – Cleveland is a “small big city” where people can move here and quickly feel like they belong.

2.     Cost of Living – Where else has so much to offer and such incredibly affordable hoRock and Roll Hall of Fameusing!  The choices are unlimited and the prices are right.

3.     Culture at your fingertips – You don’t have to drive far to access a myriad of excellent museums, theater, or our world class symphony.

4.     Fine Dining –  Iron Chef Michael Symon’s amazing restaurants are only the beginning.  We’ve discovered great places to eat in every neighborhood, both East and West sides.

5.     People– Everyone always says that people in the Midwest are nice and friendly and that’s especially true here in Cleveland. We have been welcomed with open arms since we came her and we feel like part of the family.

6.     Schools – The Northeast Ohio area has some of the top rated schools not only in the state, but the country.

7.     Shopping– The Cleveland area has some of the best shopping in the state including stores such as Saks Fifth Avenue, Nordstrom, and Dillards, and malls such as Beachwood Place and Legacy Village on the East side and Crocker Park on the West side.  

8.     Sports– It’s never a long drive and so many choices for professional teams like the Cavs, Indians,and Browns. Cleveland offer a lot of minor league teams as wellsledding in Cleveland Ohio.

 

9.     Traffic – Actually the lack of it.  No other city we know offers so many amenities without the hassles of big city traffic.

10.    Weather – The weather in Cleveland is actually a plus to us. We get 4 real seasons: the spring and summer are incredibly nice, fall is beautiful, and winter can be fun, especially is you like outdoor activities like skiing, sledding, and skating.

 

 

If you are relocating to Cleveland, keep an open mind as our city has a lot to offer and perhaps you will one day be calling yourself a proud Clevelander as well.

May was a decent month for Solon real estate in terms of actual sold homes here, evidence of things picking up during the spring market.

Specifically, 13 homes officially sold last month at an average sales price of $293,639. Last year, 20 homes sold in May for an average of $309,975.

Last month, only a few sales were bank owned homes, which is drastic change from the beginning part of 2009 when a large percentage of sold homes were bank owned. This means that there are less investors and bargain shoppers, and more serious end users looking to buy Solon real estate. The number of bank owned homes on the market has significantly decreased as well.

In addition, 3 of the homes that sold last month were considered luxury homes as they sold for over $500,000. This may be a step in the right direction as the Solon luxury home market as been extremely slow so far this year.

SUMMARY

We are about to end the spring market and enter the summer market in just a few weeks. Although overall sales through the first 5 months of 2009 are lower than last year, there are currently 73 homes currently under contract in Solon. This is a direct result of increased buyer activity during April and May.

Moving forward, the next 45 days should be very busy as many buyers would like to plan their move to coincide with the beginning of the school year in August.  There are many buyers in the marketplace who have seen a lot of homes but just haven’t made a final buying decision at this point. However, past history says that many of these buyers will indeed buy soon, once again, to get into their new home prior to school starting.

The Solon luxury home market, which had been somewhat active in 2008, remains slow going into the summer market. Of the 73 homes currently under contract, only 9 of them are considered luxury homes. The $500,000-$650,000 price range still seems to be seen as most attractive to buyers based on market statistics although great deals can be had on homes priced between $650,000-$900,000 as the inventory remains somewhat high with very little buyer activity.

Overall, there are currently 169 single family homes on the market in Solon, with 57 being listed over $500,000.

Also, inventory in known to increase right after the school year ends as some sellers who have their youngest child graduating from high school are known to put their homes on the market after graduation.
