With many national and local initiatives set out to support “your local businesses”, we have decided to write a series of posts on several of the local Solon businesses that we patronize and enjoy. Today’s post is on Cleveland’s very own Mitchell’s Ice Cream, Solon location. While the Solon location is our main focus here, it is important to note that Mitchell’s also has locations in Beachwood, Rocky River, and Westlake.

In our home, any time is a good time for ice cream, so having one of the area’s best ice cream shops located right here in Solon is a real treat. Mitchell’s is located at 6130 Kruse Drive, across the street from Borders. While people who live in Solon probably know all about Mitchell’s Ice Cream, those relocating to Solon will want to make sure to check it out.

Mitchell’s started in 1999 by, well you guessed it, people with the last name of Mitchell, brothers Pete and Mike. Since then, Mitchell’s Ice Cream has won numerous “Best Ice Cream” awards both on a local and regional level.  Mitchell’s also believes in giving back to the local community by being involved with numerous local charities. In fact, Mitchell’s is a Gold Sponsor for the Northeast Ohio affiliate for the Susan G. Komen for the Cure.

Now, here is why everyone here in Solon loves Mitchell’s: they have incredible ice cream and it’s a fun place to go. In additional to their lengthy list of wonderful homemade flavors of traditional ice cream, Mitchell’s Ice Cream also has low-fat frozen yogurt and fat and dairy-free fruit sorbets. Mitchell’s Ice Cream Solon offers both indoor and outdoor seating and has crayons and paper available for children to create personal artwork, which can then be hung on the “wall of fame”.

Mitchell’s is the place to be and be seen in Solon after a fine meal, to celebrate a special event, after a ball game, during your lunch break, or just about any time you crave great ice cream. During the summer, you are sure to see someone you know.  It is even popular during the many cold winter months we experience here in Northeast Ohio.

 

Mitchell’s also offers Birthday parties and catering for corporate events and private parties. Their ice cream is so popular that it is even served in many local area restaurants and sold at grocery stores. For those living out of the area, yet craving incredible ice cream, Mitchell’s will even ship ice cream out of state.

Solon Luxury Home Update

The following is a Solon Luxury Home Update for the first half of 2009.

The first half of the year is now over and enough information exists to gather and analyze data regarding Solon luxury homes ( those over $500,000 ) in 2009. The Solon luxury market has been somewhat slow so far in 2009. There have been a total of 18 luxury home sales in Solon. There were a total of 24 Solon luxury homes sold during the same period in 2008.

 

This specific Solon luxury home update will compare the first half of both 2009 and 2008:

Summary:

As can be seen from the figures listed above, total sales of Solon luxury homes is down 25% from last year. In addition, the average sales price is down approximately 8.5%.

Foreclosures and short-sales were prevalent during the first half of the year as 50% of all sales were of this variety. However, there are less foreclosed properties on the market in Solon at this time, which should lead to an increase in traditional sales. However, it is clear from this Solon Luxury home update that Solon luxury homes are still decreasing in value.

Also, at this time last year, 8 homes over $750,000 sold. In 2009, we have had only 2 homes sell for over $750,000 with none selling for greater than $785,000.  Last year, there were 3 sales over $800,000 during the first 6 months of the year.

What does this mean moving forward? There are currently 57 Solon luxury homes for sale. Since approximately 3 are selling per month, we could predict that it would take 19 months to sell all of these homes, provided no new luxury homes came on the market. However, with new inventory constantly appearing on the market, and the foreclosure bargain hunters on the sidelines, at least for now, there is probably closer to a 2-2 1/2 year supply of Solon luxury homes currently on the market.

Furthermore, there are 12 homes currently listed for over $800,000. Since no homes have sold for over $785,000 so far this year, the odds of these sellers successfully selling their home certainly don’t appear to be very high.

The good news is that Solon luxury homes are selling for about 95% of their final list price. The key is to price aggressively to help increase your odds for selling.

For luxury home buyers, especially those relocating to Solon, this is a fantastic time to buy. Even if you have a home to sell, as long as you are moving up, the numbers should work in your favor. To see how you can take advantage of moving up in a down market, click here.

Briar Hill of Solon is a wonderful lake community of older homes that sit on park-like wooded lots. Forest Hills of Solon is a subdivision of newer luxury homes situated on private semi-wooded lots. This area of fine Solon luxury homes is located in a very private setting off Pettibone Road, between SOM Center Road and Liberty. Many people who live in Solon probably don’t even realize these spectacular homes exist as Forest Hills do not get the exposure of larger Solon developments such as Thornbury and Signature of Solon, but the homes here are as nice as any you will see in Solon.

The distinguishing feature of Forest Hills of Solon is that the homes are newer custom-built executive style homes and also sit on between .75-1.5 acres, ideal for buyers looking for a luxury home and land in Solon. Unlike many newer developments in the area, many of the trees in Forest Hills were left intact during construction so that homes sit on beautiful wooded lots.  All homes here were built in the mid to late 90’s, so they are still fairly updated. With rates at historic lows and homes attractively priced, now is a great time to move up to a larger home. If you are considering upgrading, there are many Solon luxury homes to choose from.

Solon luxury homes are defined as those selling for at least $500,000. While there are new and older homes for sale in Solon, most Solon luxury homes are found in newer construction developments.

The most popular newer luxury home developments in Solon are Chagrin HighlandsSignature of Solon, and Thornbury. Chagrin Highlands is a large development located in the central part of Solon.  There are approximately 154 single family homes located within the Chagrin Highlands subdivision. There is also a small area of 19 cluster homes as well located on the left hand side of the beginning of the development. The distinguishing feature of Chagrin Highlands is that all homes are situated on lots of at least an acre, which is ideal for those that desire land in Solon

Signature of Solon is a prestigious gated community consisting of two separate developments, Signature I and Signature II,  and has approximately 354 home sites, ranging in price from $500,000 – $1,000,000+.

Membership to Signature Country Club is a requirement for anyone that buys a home in Signature of Solon. Signature is also open to those that do not live in the development. Signature Country Club has a professionally designed 18 hole golf course, tennis courts, a pool with snack shop, and a state of the art club house.

 

 

All of the housing in both areas of Signature have been built within the last 10 years, and there are still a few lots available. Homes in Signature I are lower in maintenance as they have smaller lots and are closer in proximity to the golf course and clubhouse. Homes in Signature II have larger well-manicured wooded lots, ideal for people who are looking for a luxury home on land in Solon. There is also an area of free standing cluster homes located in Signature of II, which have been popular for empty-nestors. 

Thornbury is another development of Solon luxury homes. This subdivision contains picturesque homes on beautiful lots of at least .5 acres. There are over 250 homes in Thornbury that offer a variety in design and floor plans as there were many different builders who built there. All homes in Thornbury have been built within the last 8 years with some new construction and lots still available. Sidewalks and location make this a very desirable community and the residents also enjoy the close-knit feel of the neighborhood.

Other developments that contain Solon luxury homes are Forest Hills, Harper Pointe Estates, High Point, North Park Estates, Rollingbrook, and The Woodlands. All of these developments are much smaller in scope but contain luxury homes.

Homes for sale in North Hill of Solon are at a premium as they don’t come on the market very often, and the ones that do tend to sell quickly.  There are only approximately 65 homes in the entire development which consists of two streets, Burlwood and Woodsdale.  

The housing stock of homes in North Hill is a reflection of the era in which they were built. Most homes in North Hill were built in the 1960’s and 70’s and are mainly colonial in style although there are a few cape cods and ranches. Homes here were primarily Metzger built homes, a well-known and prestigious home builder in the Cleveland area. Pepper Pike Real Estate: Bi-Annual Market Report First Half 2009

Here are all sales in Pepper Pike for June, 2009 and a summary of the first half of the year.

Overall, June was a decent month in terms of home sales in Pepper Pike.

Specifically, 7 homes officially sold last month at an average sales price of $414,571. Last June, we had 14 sales at an average of $602,211. Included in this number are 2 sales over $1,500,000.

In addition, we had 2 luxury home sales last month ( sold for over $500,000 ) compared to 5 in June 2008.

MID YEAR ANALYSIS

Here is a comparison of 2008 to 2009:

In the first half of 2008, there were 37 homes sold for an average price of $486,953.

In the first half of 2009, there were 31 homes sold for an average price of $405,377.

The Pepper Pike luxury home market had 13 sales in the first half of 2008 for an average price of $844,269.

The Pepper Pike luxury home market had 7 sales in the first half of 2009 for an average price of $722,357.

SUMMARY

Overall, sales and average sales price are down in 2009 compared to last year. However, there are 17  homes currently under contract. 

The average sales price and number of sales in most East side communities is down so far this year. The  luxury home market, especially the $1,000,000 + price range is especially slow as well.

Moving forward, the next few weeks could see buyers making serious buying decisions so they can get into a home before the start of the school year.  We may see a slowdown in August, but the fall market is typically good.

Overall, there are currently 90 single family homes on the market in Pepper Pike, with more than half ( 47 ) being listed over $500,000. In fact, there are 11 homes currently listed over $1,000,000. Considering that only 1 luxury home has been selling a month this year in Pepper Pike, it would take almost 4 years for the current luxury home inventory to be absorbed by the market, and that doesn’t account for additional homes coming on the market. It is a good time for luxury home buyers, but obviously not sellers.
