Tis the season…to save money and be kind to the environment.  Here are a few practical tips to do both this holiday season.

1.  Buy LED holiday lights. They are cool to the touch, use much less electricity than conventional lights, and last longer too.

2.  Be creative when wrapping gifts. Use Sunday comics, recycled paper, or gift bags that can be reused over and over again.

3.  The big tree debate – real or fake – which is the kinder to the environment? The winner is—LOCALLY cut real trees. The manufacturing of fake trees is very environmentally toxic and the product is not biodegradable.

4.   This year, replace most or all of your holiday cards with ecards.  You can be really creative and save a lot of trees ( and money ! )

5.   Great gift idea – donate to charities in your loved ones’ names, or “adopt” an animal at the zoo. These gifts help a cause and are environmentally sound choices.

Cleveland OH Real Estate – How Much Can I Get That Home For?

how much is that home worth?

When working with buyers, we are often asked this question and the simple answer is this: we don’t know!

I realize it may sound shocking that someone who professes to be a real estate professional would openly admit to not having an answer about something related to real estate, but the answer is complicated.

The final purchase price of a home depends on many variables, the most important being the sellers motivation. However, until the negotiating process has been played out, there really is no way to determine what a seller will accept for their home. In many cases, even the seller doesn’t know what they will accept until they have received an offer and crunched the numbers.

I realize that buyers want some level of certainty and would feel more comfortable knowing everything up front.  Sure, it would be great if the listing you saw on line read, ” great home, priced at $199,999, but the sellers said their bottom line is really $170,000.”  Unfortunately, it just doesn’t work that way. However, we do have some thoughts on finding a home’s value that may be helpful.

To begin, market statistics mean alot as they are based on cold hard facts, not opinions.  Here are statistics from home sales over the last 6 months in some popular Eastern suburbs here in Cleveland. The figures below show the relationship between average final sales price vs. average final list price:

Beachwood –              $278,911 / $299,338 = 93.18%

Moreland Hills –          $316,632 / $334,611 = 94.63% 

Pepper Pike –            $338,072 / $358,562  = 94.29%

Orange –                   $245,242 / $268,198  = 91.44%

Solon –                     $287,006 / $306,145  = 93.75%

Twinsburg –               $211,594 / $221,345  = 95.59%

 

Based on the figures above, a home can expect to sell for about 94% of the final list price. The challenge can be to determine whether or not a home is price competitively, where it will likely receive an offer, or if it is overpriced and due to be reduced at some point in the future.

We recommend that you educate yourself on the market by seeing a lot of homes in your price range and follow the status of these homes. At some point, you will have seen enough homes that you will be able to walk into a home and know if it is a good value. However, other buyers will recognize this too, so if you find a great home at a great price, don’t delay for risk of losing it. 

If you are a buyer expecting to get a home for 20% off list price, it probably won’t happen on a home that is the nicest in it’s price range. However, if a given home appears grossly overpriced based on comparing it to others you have seen, there certainly may be more negotiation room here.

One thing to note is that some sellers know their home is overpriced but just don’t want to lower it. They may be open and expecting to negotiate, so don’t let a price keep you from trying to buy a home that you really love.

More important than determining “how much can I get that home for“, is using statistics and market knowledge to determine “how much a given home is worth to you”, because that is really the question that you should be focusing on and can be answered prior to beginning negotiations.

When all is said and done, learning the market is important and having a knowledgeable agent to guide you throught the process is critical to your home buying success.

Beachwood, known for it’s highly rated school district, great location, and excellent amenities, has just received another distinction: the top recycling community in Cuyahoga County.

Recently, Beachwood received the highly coveted “trash Oscar” for being the area’s top recycling community. In fact, Beachwood residents recycled almost 69% of their trash according to the Cuyahoga County Solid Waste District.

More important than just receiving an award, this distinction means that Beachwood is seeing its residence actively participate in recycling, making it a desirable area for those looking to buy real estate in a green community. Making the city “greener” also helps reducing costs, which is a great benefit to Beachwood home owners.

Beachwood’s recycling efforts has been aided by a recently built composting facility that can be seen while driving down Shaker Blvd. This has made a big difference in the amount of waste that ends up going to landfills. MARKET SUMMARY

Last month’s Beachwood home statistics look similar to those from November of 2008.

Overall, there were 6 homes that sold last month at an average price of $186,500. Last year saw only 5 homes sell in November at an average price of $162,00. The homes that sold last month were all lower than the average sales price of a home in Beachwood, which leads us to believe that bargain shoppers are looking at the lower price points, which is common during winter months.

Year to date figures show the average sales price to be $263,524, up from $252,264 last year. In addition, more homes have sold so far this year compared to all of last year, 81 to 68. Overall, 2009 will be a better year for Beachwood real estate than 2008, which is a good sign.

Also, luxury homes in Beachwood have seen more sales in 2009 as well. This year we have had 9 sales of $500,000 or higher compared to just 1 in all of 2008.

While the number of sales is typically small in Beachwood as it is a small city with fairly limited housing inventory, it is a positive sign that more homes have sold and at a higher average price in 2009 compared to last year.

With a solid tax base, excellent rated schools, and an active Chamber of Commerce, Beachwood real estate is usually in demand. Beachwood offers its residents great location with easy access to I271, superb amenities, and access to some of the best shopping in all of Ohio. The large depreciation seen in other areas has not hit Beachwood, according to our Beachwood home statistics.

As predicted in recent posts, last month was a very active month in terms of home sales here in Solon. Officially, there were 22 total homes that sold in November in Solon at an average sales price of $244,427. This is almost the same exact average sales price as September and October. Last November saw only 11 sales at an average price of $248,364. These Solon home statistics indicate a trend of lower and moderate priced homes selling and Solon luxury homes, those priced above $500,000, continuing to linger on the market.

SUMMARY

Total sales year to date are almost exactly the same as this time last year. In fact, we need only 18 sales in December to exceed last years’ figures. While that doesn’t sound like much, having more sales this year than 2008 may be the sign buyers are waiting for to see that the housing market may have indeed bottomed out.

Average sales price, however, has decreased from 2008. Year to date, the average sales price of a home in Solon is $292,626. Last year at this time saw the average sales price at $341,572.

Does this mean that homes in Solon have depreciated over 10%? Not necessarily. The average sales price is an indication of more lower priced homes being sold, especially many that are bank owned or distressed in some way. This, coupled with the lack of luxury home sales, has brought the average sales price down in 2009.

For those looking to buy a home in Solon, it is not accurate to assume that home prices have decreased across the board. The sale of a bank owned home cannot be compared to that of a well maintained home, so the actual Solon home statistics can be a little misleading.  Nice homes in many developments have been able to maintain their values for the most part over the last year. Sure, the market is still soft, but in many price points, updated and well-maintained homes priced fairly will still be able to sell for 94-96% of their list price. 

The one area of concern is the market of Solon luxury homes as they are simply not selling like in previous years. In fact, 2008 saw 48 luxury home sales in Solon whereas there have been only 31 so far in 2009. In addition, 11 of the sales this year, over 35%,  have involved distressed properties. Also, there were 23 luxury home sales in Solon in 2008 over $650,000. This year, we have seen only 7 homes sell for over $650,000.
