Cleveland one of best biking cities

 

For the first time, Bicycling Magazine has added Cleveland to its list of best cities for bicycling.  This list is based on government and community initiatives that offer more amenities to bicyclers as well as overall efforts of the area to “go green” and provide better conditions for healthy recreation. This is the first time Cleveland has made the list.

Cleveland was officially ranked number 39 on the list and was named a “rising star” by the magazine.  Bicycle enthusiasts are delighted to see our city recognized.  Cleveland currently has eight trails and is planning to add eight more.  We also have one of the biggest Metropark systems in the country, with great trails for biking. In addition, the city is also considering creating a “Bike Station” downtown, a place where there would be lockers and showers, and repairs could also be done.   So get out there, enjoy the city and get some exercise.

Don’t have a bike – visit the local bike shops in your neighborhood for expert advice on what you need to join the fun. We also encourage riders to be cautious and practice safety at all times, and that includes wearing a helmet.

Before we talk about the first quarter statistics, here is a list of all homes that sold in Twinsburg during the month of March.

SUMMARY

With only 8 sales in February, there were 15 sales in March, an indication that things are picking up.

Regarding the first quarter of 2010, here are how things compared to 2009:

Moving forward, we predict that sales for 2010 will surpass the figures for 2009. The above figures merely compare first quarters, which are typically the slowest times of the year and reflect winter activity, but are not an accurate indication of the current market. A true market snapshot is better reflected by the fact that there are 44 homes currently under contract, a huge number for this early in the year.

The Twinsburg real estate market is extremely active right now, most likely a result of the home buyer tax credit which ends on April 30th. We are seeing numerous buyers bidding on the same home ( multiple offer situations ) which is an indication of increasing demand for homes in Twinsburg.

While we will most likely see a slowdown after the tax credit expires, low interest rates and improving economic indicators should help the real estate market this year.

Summary:

March sales this year were better than 2009. Last month saw 15 home sales compared to only 12 in 2009. The sales in March were a direct result of buyers shopping for a home during December, January, and February, typically the slowest months of the year. Looking at the prices of the homes that sold last month, we would conclude that many of these sales were a direct result of buyers looking to take advantage of the home buyer tax credit.

Looking ahead, the next few weeks should be among the most hectic times the real estate industry has seen in years thanks to the home buyer tax credit, which will be expiring on April 30th. Consequently, the next few months should be great for actual home sales in Solon. We currently have 36 homes under contract and more to come this month as buyers try to beat the deadline.  We expect June sales to be above average as a direct result of buyers going under contract this month.

So what happens after the tax credit expires? This is the million dollar question, but many feel that the market will take a small step back as many of the first time buyers will no longer be in the market. However, only a small portion of Solon housing would be considered ideal for a first time buyer in terms of price point, and the spring market should see move up buyers taking advantage of low interest rates and stabilizing market conditions. We expect to see more higher priced homes sell over the next 90-120 days, and inventory increasing as well.
