It will show you just about anything you want to know about the geography of a particular property or subdivision.  All you have to do is simply log on the Solon City website, www.solonohio.org, go to the left hand column, and toward the bottom, you will see the heading Planning. Once there, you will have to click on the wording Launch Solon GIS Map Viewer to actually get into the system.

We highly suggest that you take the tutorial as well.

Please note that nothing can replace having a survey done on a home to get exact property boundaries. However, this system will at least give you a pretty good idea of the property lines of any Solon OH property and you will be able to get this information very quickly.

Cambridge Park of Solon Ohio

The following is a brief description of Cambridge Park of Solon, also known by some locals as Windy Hill, compliments of the Schuman Team, Solon residents for over 10 years.

 

Cambridge Park of Solon

Cambridge Park of Solon OH is a small subdivision located off Bainbridge Road, east of Liberty Road. Cambridge Park is near the eastern border of the city, located within a few miles of the Solon Recreation Center, Solon Community Park, and nearby shopping.

There are only 41 homes located in this fairly upscale development which consists of 3 streets, Windy Hill, Laura Lane, and Suzanne Lane. Homes in Cambridge Park were built mainly in the mid 1990’s.

The distinguishing feature of this somewhat secluded Solon neighborhood is the semi-wooded 1 acre lots. For those looking for a newer home on land in Solon, Cambridge Park is a good option. The exteriors of homes here are mainly brick and vinyl with mature landscaping found throughout the development. While most homes are colonial in style, with all bedrooms on the second floor, there are a few custom built ranches for those wanting one floor living. 

Windy Hill Solon OH

 

Homes in Cambridge Park of Solon typically have 4 bedrooms and either a 2 or 3 car garage. They range in size between 3000-4000 sqare feet.  Most homes in this development have at least 2 1/2 baths and features such as a glamour master bath, complete with dual sinks and walk-in closets, 2 story foyer, kitchen opening into a great room, and vaulted ceilings. The floor plans are fairly open and modern, and many of the homes located here have a room that can be used as an office. 

 

 

 

Home in Cambridge Estates Solon

 

Since Cambridge Park is a relatively small subdivision, there are not usually a lot of homes on the market at any given time. Because homes here are newer and on an acre of land, demand is typically pretty good.  The cost of a home in Cambridge Park is usually between $400,000-$500,000.  

There are sidewalks located throughout Cambridge Park as well, allowing for plenty of outdoor activity. 

 

 

Cambridge Park is a more affordable option than buying in a Solon luxury development such as Signature of Solon, Thornbury of Solon, and Chagrin Highlands.

Solon Ohio is consistantly rated as one of the top suburbs in Cleveland and was recently ranked one of the top places to live in the US by Money Magazine. Solon also has one of the top-rated school districts in the nation, making it a popular destination for those relocating to Solon from out of state.

Children who live in Cambridge Park attend the following schools:

SUMMARY

The sales of Twinsburg OH real estate are ahead of last years numbers and things should continue to be good through June 30th, the day the home buyer tax credit ends.

Overall, there were 13 homes that sold in Twinsburg last month. Here are how things compared last month to May 2009. We have also included year to date figures.

Twinsburg real estate greatly benefited from the home buyer tax credit as evidenced by the 41 homes that are currently under contract. We anticipate next months’ report, our semi-annual market report, to show in increase in both the number of sales and average sales price in Twinsburg compared to 2009.

The real question is what happens during the second half of 2010? While most experts agree that the tax credit helped fuel sales in many areas of the country, especially those with affordable housing, like Twinsburg, whether the market can sustain the increase demand in housing is debatable.

The summer season, which is typically the busiest season of the year, could help continue the momentum created by the tax credit. In addition, low interest rates and a slowly improving economy are helping people feel more comfortable with the thought of buying or selling a home.

Regardless of what happens over the next few months, a nice home that is competitively priced will stand out from the competition and be viewed as more attractive to buyers. Outdated homes that are overpriced will continue to sit and be passed by.

Summary:

May was a pretty good month, with 19 home sales in Solon with an average sales price of $315,037. This is a little better than May 2009, where we saw 18 sales at an average sales price of $286,678.

Home sales last month ranged in price from $139,000 to $1,174,900.

Through the first five months of the year, 2010 is ahead of 2009 in terms of both total home sales and average sales price. So far this year, there have been 71 home sales in Solon OH compared to 67 through the same period last year. The average sales price, year-to-date, is also higher in 2010, $279,986 to $268,978.

What does this all mean? We remain cautiously optimistic about the Solon housing market. The home buyer tax credit, which expired on April 30th, has had a positive affect on home sales and will continue to do so through next month as transactions must close by June 30th, 2010 in order to qualify for the credit. Some experts believe the worst is behind us while others feel that the tax credit may inflate 2010 sales figures and give us a false sense of security regarding the housing rebound.

We personally believe, based on local market statistics, that things were starting to turn around late last year here in Cleveland, and Solon in particular. We will have a better idea of where the market really stands as the summer buying season ends and we are able to evaluate third quarter sales results.

A good sign is that we are finally seeing some activity in the Solon luxury home market. Last month alone saw 3 sales over $500,000, including one home that sold in Solon for over $1,000,000. These types of sales occurred not due to the tax credit, which was geared more to first time buyers, but more as a result of buyers feeling better about the overall direction of the economy.

We believe there are a lot of Solon move up home buyers that have been on the sidelines for a few years and will be making a move this year. With home prices stabilizing, these buyers will feel more comfortable with the prospects of selling their existing home. In addition, prices on existing inventory and historic low interest rates make moving up very attractive.
