The most recent annual block party was just held in one of Solon Ohio’s most popular neighborhoods, Huntington Woods and we wanted to share this with our readers and those considering relocating to Solon.

Huntington Woods is a subdivision consisting of about 72 homes and has two entrances, a main entrance off Liberty Road, and another entrance off Bainbridge Road. At this time, the Liberty Road entrance is recommended as road construction on Bainbridge Road will be closed during business hours until the end of 2010.

Huntington Woods of Solon OH is known throughout the area as a friendly neighborhood, and the following pictures will give you a feel for this terrific community.

The neighborhood is big enough to offer a wide array of housing yet small enough to give it a real “close-knit” feel, where many people know each other and the kids all play together. It is a relatively newer development with sidewalks and people are out daily walking their dogs, jogging, and doing yard work.

According to those involved, this year’s block party was a total group effort. The main food was provided by the homeowners association, with residents contributing their favorite dish. The kids raved about the airbrush tattoo artist and were quoted saying “this was the best party ever.”

 

 Entertainment for the block party was provided by “Rock The House”.

Regardless of the real estate market, this particular Solon neighborhood is always in demand as very few homes transfer on a yearly basis. In fact, the most recent home for sale in Huntington Woods of Solon went under contract in less than 1 week and sold for 96% of list price!

COMMENTARY:

While we got off to a fairly good start to the year, the summer months have been much slower in terms of Beachwood home sales compared to last year.

The good news is that the average home price is still up year-to-date, although overall sales are down from 2009.

While some area suburbs have seen increases in sales, many are down compared to last year. However, average sales prices are up in most areas compared to 2009. 

Overall, the local Cleveland real estate market is not showing any major signs of a quick turn around and in fact, some economists say the worst is still yet to come. Rates are at historic lows yet home sales are still lagging. It appears that our local real market will continue to struggle until the economy shows signs of improvement.

The silver lining is that this is really a great time for home buyers. Home prices are attractive in all price points and move up buyers especially are in prime position to take advantage of the current real estate market.

In terms of Beachwood Oh real estate, the demand remains fairly high because of an an excellent rated school system, solid tax base, and an active business community.

Beachwood has a lot to offer its residents including ideal location, with easy access to I271, superb amenities, and some of the best shopping in all of Ohio. Beachwood is viewed locally as a very desirable community in which to work and live, and those relocating to the area typically put Beachwood on their list of suburbs to consider.

SUMMARY

Twinsburg OH real estate sales were down compared to last July, but are still up year-to-date.

Last month, we saw 20 home sales compared with 23 sales in July 2009. The average home price was up from last July, though, and continues to be up for the year.

Twinsburg real estate got off to a quick start during the beginning of the year and has held its own compared to most local suburbs. The tax credit certainly helped increase sales during the first two quarters of the year and the momentum has continued throughout the summer months.

Local buyers are finding Twinsburg to be fairly affordable compared to higher-end suburbs located nearby. The housing is newer and buyers are seeing value. The average sales price continues to be higher than last year, a result of more higher priced homes selling and less distressed properties on the market.

Twinsburg has also received some great publicity lately being named the #1 Suburb by Cleveland Magazine in their most recent issue of “Rating The Suburbs”. We anticipate that Twinsburg real estate sales in 2010 will continue to outperform sales from last year, especially as rates continue to remain at near historic lows.

Summary:

July was a little slow compared to last year. Last month saw 18 home sales in Solon at an average sales price of $282,086. Last July saw 28 sales at an average price of $314,787.

Home sales last month ranged in price from $130,000 to $747,500.

Moving forward, the housing market is moving along at a somewhat slow pace. While we started out the year strong and things looked quite promising, sales have tapered off quite a bit since spring. There will be additional home transfers over the next few weeks as buyers want to be moved in before the start of the new school year, but the market tends to slow down during August until after Labor Day.

We were much more optimistic a few months ago regarding the local housing market but are not convinced the market has turned around completely. On a good note, we are seeing less low-end foreclosed and distressed property sales. This should lead to a higher and more realistic average sales price compared to the last few years.

While we have been saying this for over a year, this is truly a fantastic time to buy a home. We recently saw 15 year interest rates quoted at 3.95%, and all indications show continued low rates through the end of the year. That, coupled with attractively priced homes, makes this a great opportunity for Solon home buyers.

I Am A Local Real Estate Expert – Zillow Is Not

Here is a helpful post about Zillow written by Leesa Finley, a real esate agent in North Carolina. While it is nice for consumers to visit sites like Zillow to get information, it is important to understand that no site can replace the accurate information they can get from a local real estate agent. One of Zillow’s purposes is to generate leads for agents, so please don’t assume the statistics found on Zillow or similar sites are 100% accurate.

I Am A Local Real Estate Expert – Zillow is Not

Wake Forest NC Real Estate AgentWhether you are thinking of buying a home or possibly selling your home you more than likely have stumbled upon Zillow and thought you hit the mother-load of real estate information!  It’s a fancy site with Zestimates, has homes marked on a map that are either currently listed or have recently sold, and you can spy on your best friends home on the other side of town to see what it’s worth and that’s cool, right?  Wrong!  Well, if spying on your neighbor is cool to you then that’s your business BUT if you are thinking of buying or selling a home then you want to steer clear of Zillow.

You see, I cringe when I speak with a buyer or seller and they come at me with all their research from Zillow.  They already have a predetermined listprice based on what they learned from Zillow or they think they already know if a home is over or under priced with information they received from Zillow.  Well, let me set the record straight – more often then not, Zillow is inaccurate.

Zillow is a computer generated program that acquires information from various sources and then runs it through a program to give you information based on a mathematical equation.  Trust me, there is no human sitting at a desk inputting data about all of the homes throughout the country.  What Zillow can not replicate and therefore will never be able to accurately price real estate is the human touch and the ability to physically see into other properties.

Zillow does not take into account upgrades and/or updates to a home or lack thereof.  It doesn’t know:

  • While your home may have Formica countertops your neighbors have all upgraded to solid surface counter tops.
  • You have replaced your carpet, vinyl in the kitchen and bathrooms and updated the appliances while your neighbors have carpets that are worn thin, 15 year old outdated vinyl and brass fixtures from the 80s
  • ZILLOW DOES NOT KNOW THAT THE HOME NEXT TO YOURS WAS A FORECLOSURE ANDWake Forest NC Real Estate Agent THE PREVIOUS OWNER RIPPED OUT ALL THE CABINETS, TOILETS AND MADE OFF WITH THE COMPRESSOR UNIT TO THE HVAC.

All Zillow knows is what is found on other public sites – statistics.  There is no room for the human touch.

So, please, if you are thinking of buying or selling a home don’t consider Zillow as your source for pricing.  It’s a fun site – lot’s of bells and whistles – cool tools and great graphics but that’s about it.  If you are serious about buying or selling real estate then you want to rely on a real estate professional that can add the human element and knows your neighborhood and the local real estate market.
