LEGO® Store Arrives In Beachwood Ohio

It’s here!!! The LEGO ® Store has arrived – and it is great fun for kids of all ages. The Grand Opening weekend found families waiting an hour and a half to get in to the store as well as another hour in line to purchase their finds.

Luckily our family passed on those crowds and waited just a few weeks to check it out for ourselves. It was well worth the wait. There was so much to see and do as well as lots of rare and new sets to buy.

Around the perimeter of the store is a continuous “ribbon” of LEGO® model displays with viewing holes at just the right height for kids’ eyes. The back of the store features a Pick a Brick wall where kids can fill a small bucket with shapes, sizes, and colors of their choosing. There are lots of other do it yourself sections like the build your own mini figure area as well as lots of areas to just play and explore.

Beachwood Place Mall has for too long been missing things to do for the younger crowd and the LEGO® Store is a welcome addition! We recommend you check it out for yourselves.

The LEGO® Store is located in the lower level of the Nordstrom wing of Beachwood Place Mall, 26300 Cedar Road, Beachwood, OH 44122.  The phone number is  (216) 378-2060.  Store Hours are Monday – Saturday: 10am-9pm and Sunday: Noon -6pm.

SOLON OHIO LUXURY HOMES

To begin, a home in the Cleveland Metropolitan area is categorized as “luxury” if it over $500,000 in value.  In addition to exceeding this specific price point, a luxury home will have specific qualities such as:  highly desirable location,  quality of construction and finishes, and amenities such as a special view, state of the art appliances, or even energy efficient systems.

Here is a list of subdivisions in Solon, in alphabetical order, that contain luxury homes:

Chagrin Highlands – Large development of luxury homes on 1 acre lots as well as cluster homes.

Forest Hills – A tucked away neighborhood of highly sought out luxury homes on private lots.

High Point – Conveniently located just off Cannon Road in the northern part of Solon. Close in proximity to the highway.

Thornbury –  One of Solon’s newest developments of luxury homes.  This subdivision is known for it’s neighborhood feel complete with its own playground and walking path.

The Woodlands –  Small development on one street located off Aurora Road.  Homes sit on nice wooded lots.

What Every Home Buyer Wants

No matter where someone is buying a home or the price range, every home buyer wants the same thing—VALUE!

Price, location, and condition have always been the most important factors in selling a home, but today’s buyers are wanting even more.  They want to get the most they can for the money, the “biggest bang for their buck”.

We have had countless conversations with buyers, sellers, and even fellow agents who are expressing their frustration over the market.  Buyers can’t seem to find that “perfect home”.  Sellers aren’t getting offers, and agents are often in the middle, hearing it from both sides.

Although the recent “buyer’s market” has brought about some unrealistic expectations to today’s buyers, thanks in part to the media, one thing stands out: homes are still selling in almost every market.  The problem is that there just aren’t as many sales compared to years past.

HOW CAN WE CREATE A MARKET THAT BRINGS TOGETHER MORE SELLERS AND BUYERS?

For Sellers – The easiest thing for you to do would be to make sure your home is the nicest in the price range.

While this sounds very simplistic, many folks are missing the boat here.  Let’s say that after reviewing statistics, 2 homes in a given price range are selling on average per month. These are likely the ones with the most “perceived value” from buyers.  Therefore, logic dictates that making sure your home is the nicest in the price range would help your home stand out from the competition and significantly increase your chances of success.

For Buyers – You may want to understand that you won’t get everything you want and just concentrate on finding the home you like best. Also, don’t  focus all of your attention on the price ( but stick to your desired range ).

Many sellers are negotiable, but simply not ready to lower their price.   Sellers do want offers and expect there to be negotiations.  Don’t pass over a great home just because you think  it may be a tad overpriced.  What’s the worst that can happen? You will be in no worse position than when you started, and you just may be able to get the home for a price you are comfortable paying.

For Agents – We can do a few things.  Make sure our listings are priced competitively, bring opportunities to the attention of our buyers, and be excellent communicators. Properly guiding our clients through the process of buying or selling in today’s challenging market can make a world of difference.

There are a lot of buyers on the sidelines, they are simply looking for value in today’s market, and when they see it, they will buy.

Virtual Painting Tool For Buyers and Sellers

While paint is a very cost effective way to update or decorate a home, the cost of choosing the wrong color and having to repaint can certainly add up.  Seeking the professional advice of a Home Stager® or Decorator are ways to avoid this, but it is still hard for most people to envision the finished product – UNTIL NOW.

In a past article, I sang the praises of the Benjamin Moore Pottery Barn Paints as a great way to pick current colors.  Now it’s time to give kudos to Sherwin Williams for their innovative website tools.

My favorite is the Color Visualizer .  This tool allows you to upload your own photos and try out different paints and trim colors.  I have used this successfully for my Home Staging clients and it is truly amazing.  You can use it for both the exterior and interior of your home.  I truly urge you to try it our as words can not describe what a fun and useful tool this is!

Newly added to the Sherwin Williams website is the ColorSnap for iPhone and Blackberry.  Use your phone to snap a picture of a color that inspires you.  Not only will Sherwin Williams help you match that exact color, this app will help you fine tune it using lightness, saturation, and hue features.
