What Every Home Buyer Wants

No matter where someone is buying a home or the price range, every home buyer wants the same thing—VALUE!

Price, location, and condition have always been the most important factors in selling a home, but today’s buyers are wanting even more.  They want to get the most they can for the money, the “biggest bang for their buck”.

We have had countless conversations with buyers, sellers, and even fellow agents who are expressing their frustration over the market.  Buyers can’t seem to find that “perfect home”.  Sellers aren’t getting offers, and agents are often in the middle, hearing it from both sides.

Although the recent “buyer’s market” has brought about some unrealistic expectations to today’s buyers, thanks in part to the media, one thing stands out: homes are still selling in almost every market.  The problem is that there just aren’t as many sales compared to years past.

HOW CAN WE CREATE A MARKET THAT BRINGS TOGETHER MORE SELLERS AND BUYERS?

For Sellers – The easiest thing for you to do would be to make sure your home is the nicest in the price range.

While this sounds very simplistic, many folks are missing the boat here.  Let’s say that after reviewing statistics, 2 homes in a given price range are selling on average per month. These are likely the ones with the most “perceived value” from buyers.  Therefore, logic dictates that making sure your home is the nicest in the price range would help your home stand out from the competition and significantly increase your chances of success.

For Buyers – You may want to understand that you won’t get everything you want and just concentrate on finding the home you like best. Also, don’t  focus all of your attention on the price ( but stick to your desired range ).

Many sellers are negotiable, but simply not ready to lower their price.   Sellers do want offers and expect there to be negotiations.  Don’t pass over a great home just because you think  it may be a tad overpriced.  What’s the worst that can happen? You will be in no worse position than when you started, and you just may be able to get the home for a price you are comfortable paying.

For Agents – We can do a few things.  Make sure our listings are priced competitively, bring opportunities to the attention of our buyers, and be excellent communicators. Properly guiding our clients through the process of buying or selling in today’s challenging market can make a world of difference.

There are a lot of buyers on the sidelines, they are simply looking for value in today’s market, and when they see it, they will buy.
