Orangewood – Orange Ohio

Orangewood is a fairly large neighborhood located in Orange, Ohio, a small suburb on the East side of Cleveland. This is a very popular subdivision as it contains homes that are fairly affordable, ranging from $250,000-$400,000+.  This particular development is often sought out by local move-up buyers and those relocating to the area who wish to reside within the Orange School District, rated excellent by the State Of Ohio.

Orangewood has two entrances, one off Lander Rd and the other off Harvard. It is located just minutes away from I271 and 480, offering easy highway access. It is about a 15-20 minute drive to both downtown and the airport.

Orangewood is also convenient to many local hotspots, including numerous playgrounds, restaurants, grocery stores, and two major destination shopping centers, Beachwood Place and Legacy Village . It also borders other popular East side suburbs such as  Pepper Pike, Moreland Hills, and  Solon.

The Orangewood development consists of single-family homes. There is a big mix of styles located here, with split levels and colonials being prevalent, although there are a few ranches mixed in as well.
A majority of the homes in Orangewood were built in the 1970’s, with some of the larger homes in the development having been built in the 80’s. Overall, the homes here average about 2800 square feet with 4 bedrooms and 2 1/2 baths. The lot sizes are about .35 acres. There are exceptions, however, with some homes as large as 3500-4000 square feet.

 

WHY PEOPLE LOVE LIVING IN ORANGEWOOD

Orangewood is viewed by locals as a real “neighborhood”  complete with sidewalks and a friendly spirit among the residents.  People we know that live here simply love the area as they say it is easy to meet people and it is very common for neighbors to become good friends. The location is also viewed as a major plus.

In addition, for those who desire Orange Schools, Orangewood offers a price range of homes not typically found in the more expensive neighboring suburbs of Moreland Hills and Pepper Pike, which are also part of the Orange School District.

Chagrin Highlands is located in the upscale city of Solon, Ohio, one of Cleveland area’s most popular East side suburbs.  This fine luxury home development contains beautiful homes built within the last 20 years, all situated on picturesque 1 acre wooded lots. Chagrin Highlands is conveniently located in Solon, Ohio, a manageable drive to both downtown Cleveland and the airport.  Solon is home to one of Ohio’s top rated school systems, making it a very popular destination for those looking to relocate to Cleveland.  Solon is consistently rated among the most popular suburbs in Cleveland and has been featured in many national and local publications. It was recently ranked by Money Magazine as one of the best places to live.

Chagrin Highlands is located in the center of Solon, in close proximity to the highway. There is one main entrance to Chagrin Highlands, off Bainbridge Road.  The following map will give you an idea of where Chagrin Highlands is located.

The Chagrin Highlands development consists of approximately 175 homes. While most homes here are single-family in nature, there is a street of stand-alone cluster homes that is very popular for those who are downsizing and looking for a home with less maintenance.

The development was built in the 1990’s and features luxury homes on 1 acre lots. The wooded lots provide homeowners here quite a bit of privacy, and distinguish Chagrin Highlands from some of the other luxury home developments in Solon such as Signature of Solon, and Thornbury.

Homes here sit back on the lots, making them look estate-like and quite impressive. The landscaping and exterior lighting make Chagrin Highlands a wonderful neighborhood to drive through both during the day as well as night.

The homes themselves are a big mix in style, amenities and pricing. Most homes here are 2 story colonials, although some have the master bedroom on the main level, allowing for a separation for the adults and children.  Homes in Chagrin Highlands typically have  4-5 bedrooms, 4 full baths and finished basements with at least a half bath, and a 3 car garage.

The price range for single-family homes in Chagrin Highlands is $500,000-$1,000,000.

CLUSTER HOMES IN CHAGRIN HIGHLANDS

As mentioned, there is one street of approximately 20 stand alone cluster homes in Chagrin Highlands. This part of the development is just to the left as you first enter the subdivision.

These homes are all located on a street named Aberdeen Drive. They are ranch in style, about 2700 square feet on average, and have 3 bedrooms. The smaller lot sizes and one floor living make these homes attractive to those looking to downsize. There is a monthly association fee of $175, which covers landscaping and snow removal. These homes are a little more affordable than the single-family homes, with prices ranging from $350,000-$450,000.

WHY PEOPLE LOVE LIVING IN CHAGRIN HIGHLANDS

Although the homes are a little more spread out than most neighborhoods, there is still a sense of community felt by those living here. Having sidewalks throughout the development helps bring people together as neighbors are often seen jogging, biking, and walking their dogs. Kids also interact freely with one another here, making Chagrin Highlands very popular for those with school aged children.

The most recent annual block party was just held in one of Solon Ohio’s most popular neighborhoods, Huntington Woods and we wanted to share this with our readers and those considering relocating to Solon.

Huntington Woods is a subdivision consisting of about 72 homes and has two entrances, a main entrance off Liberty Road, and another entrance off Bainbridge Road. At this time, the Liberty Road entrance is recommended as road construction on Bainbridge Road will be closed during business hours until the end of 2010.

Huntington Woods of Solon OH is known throughout the area as a friendly neighborhood, and the following pictures will give you a feel for this terrific community.

The neighborhood is big enough to offer a wide array of housing yet small enough to give it a real “close-knit” feel, where many people know each other and the kids all play together. It is a relatively newer development with sidewalks and people are out daily walking their dogs, jogging, and doing yard work.

According to those involved, this year’s block party was a total group effort. The main food was provided by the homeowners association, with residents contributing their favorite dish. The kids raved about the airbrush tattoo artist and were quoted saying “this was the best party ever.”

 

 Entertainment for the block party was provided by “Rock The House”.

Regardless of the real estate market, this particular Solon neighborhood is always in demand as very few homes transfer on a yearly basis. In fact, the most recent home for sale in Huntington Woods of Solon went under contract in less than 1 week and sold for 96% of list price!
